Why Driveways Sink and How We Lift Them

Your driveway takes a beating compared to any other concrete on your property. Hot summer days, daily traffic (most of which are heavy vehicles), rain coming down the side of your house, roots from trees trying to find water, clay in Williamson County expanding and contracting as the temperature changes. If you add up enough of these events over enough years, parts of the slab begin to drop.

Settling is the most common type of damage we see to driveways. One part of the slab has lowered more than the others creating a lip that catches tires and a gap that holds water. The majority of people believe they need to hire a concrete contractor to replace their driveway completely. In almost every instance, we are able to raise that portion of the slab back to grade using poly-jacking and fill the space under it so that it can drain properly.

Repairing the cracks is important when lifting concrete as well. Water can enter into a crack along the edge or length of a slab allowing additional water to seep beneath it and cause further erosion. If called for, we apply a flexible filler to seal any cracks, providing a strong durable bond to the slab. The flexible nature of the filler allows it to expand/contract with the slab as seasonal changes.

You may have a sunken panel or possibly an entire surface that is tilting towards your home. Regardless, we inspect your property carefully, explain what we find, and discuss your options. Dropped Driveway Panels

One or more panels have settled below their neighbors, creating a bump or step. We use mudjacking or polyjacking to restore the cement back to level and ensure a smooth transition across all cement panels.

Concrete Crack Repair

Water seeps underneath the slab through cracks, which causes further erosion beneath the slab. We clean and prepare the crack, and then apply a flexible concrete filler. This product bonds tightly to the existing concrete and and keeps water out.

Garage Apron Repair

The garage apron is located directly next to your driveway and tends to be a common area to sink. Water enters the garage when the apron has dropped and also damages low clearance bumpers. We can lift aprons as a stand-alone job.

Drainage Correction

When a driveway tilts towards your home, water naturally drains towards your foundation. By lifting the slab, we provide a proper angle for water to drain away from your home's structure.

Driveway Inspection

Not sure what's occurring beneath your driveway? We complete a thorough inspection of your driveway: we test for gaps, measure the amount of settlement, assess the current drainage, and create a report detailing everything found. Yes. Typically, we evaluate each panel individually and address settling/cracking on the same visit. If a particular area of your driveway has deteriorated so severely that we cannot safely lift it, we will advise you. In most situations, replacing just that single panel is significantly simpler than removing/tearing-out your entire driveway.

Our gear is fairly compact and we work one section at a time. You should have access to your garage for the most part. Depending upon the type of material used (polyjacking), most customers are allowed to drive on their newly raised section within approximately 30 minutes.

If your driveway shifts underfoot or you experience an irregularity/lip when pulling into your driveway, odds are you need it lifted. Filling cracks on a slab that has lost structural integrity only masks the underlying issue. Our complimentary walkthrough provides clarity whether soil settlement is the primary cause of your problem and whether a lift is needed.
